The home sold for $850,000 or $248 per square foot, the highest price paid per square foot for any home located in the Laurel Oak Country Club community the last 6 months.
At $248 per square foot, this solidifies the real estate market recovery in the Laurel Oak community. Twelve months ago prices were averaging $157 a square foot. Property values at that time were plagued by the number of foreclosures and short sales in the community. Now that the bulk of distressed properties have been cleared from the MLS listings of Laurel Oak homes for sale, the prices in the community have begun to rebound to levels not seen since 2007.
Currently there are 10 homes for sale in the community that range in price from $400,000 to nearly $2 Million. The highest priced home is listed at $310 a square foot, evidence that sellers of the best homes in the community are expecting higher prices for their properties than what have been paid recently. Overall in the community, the average of prices paid have increased 18% year over year.
